|Clients are urged to read these Rental Terms prior to signing the Booking Form.|
Minimum rentals are for one week; a few properties are available for an extended period. Homes are fully equipped, including bedding and towels. The owner or a friend will greet you and settle you in.
Rates: These are per week and include electricity, water, heating, weekly change of linen and final cleaning. Charges for telephone are extra; use of phone requires a deposit. Payment: 50% of the rent is to be paid at the time of booking. The remaining sum is due 60 days prior to the beginning of the rental. In the event of bookings made less than 60 days before rental, the total rental fee should be paid in advance. Booking Fee: In addition to the rental price, there is a $100 non-refundable Booking Fee payable to Sterling Properties Northwest Italy, LLC.
Security Deposit: Upon arrival, clients will be required to leave a security deposit for any possible damage or breakage. The deposit will be returned at the end of the rental, unless it has to be used partly or fully for any damage. The number of persons staying in a house cannot be higher than the number of beds stated in the description of the property.
Cancellation by the client: The following rates will apply: - 10% of the total rent at least four months before the date of arrival; - 50% from four to two months prior to the arrival date; - 100% from the 60th day before arrival. Should another client be found for the rental property for the cancelled period, an appropriate refund will be made. The cancellation must be made in writing.
Arrival: Generally speaking arrival is between 3 pm and 6 pm on the date of the start of the rental, unless other arrangements have been made; departure is by 10 am on the last day of rental. Given the personal nature of our relationship with property owners, there is no rigid day of the week for arrivals and departures, and arrival times can be flexible as long as the company is informed ahead of time.
Responsibility: The client signing the contract is responsible for the appropriate behavior of the members of his/her party. In the event of inappropriate behavior, the owner or his representative may ask the client and the party to vacate the property.
Unanticipated events: If, as the result of unanticipated events outside the control of Sterling Properties and the owners of the individual property, the booked accommodation should no longer be available, the client will be notified immediately. The client will have the option of receiving a full refund, or booking an alternate accommodation. If the price of the alternative accommodation is less than that originally paid, the client will be reimbursed the difference. If the price is more than that originally paid, the client must pay the difference.
